HOME MAINTENANCE IN MELBOURNE

Hiring a handyman in Melbourne: task list, scope and quote checklist

Plan a practical list of household maintenance tasks, decide what materials are needed and recognise when plumbing, electrical or building work requires a specialist.

01

Break the visit into individual tasks

A useful request might include adjusting a cupboard door, securing a loose hook and assembling a flat-pack bookshelf. Those tasks have different materials and tools. List them separately and indicate which items matter most if time is limited.

Photos of the item, its fixing points and the surrounding space can prevent misunderstandings. For flat-pack items, include the brand or model and whether all parts, instructions and fixings are present.

  • Task-by-task checklist rather than 'general repairs'
  • Sizes, number of items and approximate heights
  • Whether mounting surfaces are plaster, brick, timber or unknown
  • Which fixtures, spare parts or tools are supplied by you
02

Know when a different trade is required

An ordinary handyman is not automatically qualified to modify electrical circuits, gas appliances, water or drainage plumbing, or structural building elements. If your task touches a regulated trade, stop at describing the problem and arrange a properly registered or licensed practitioner.

Examples that merit extra checking include rewiring a light, relocating a power point, changing concealed plumbing or modifying load-bearing structures. Being a small job does not automatically make regulated work exempt.

03

Ask whether materials and disposal are included

For small jobs, the material costs can change the quote substantially. Agree on the hardware, finish and responsibility for sourcing it. If a new shelf or fixture is to be installed, ask which fixings are appropriate for the wall and load.

Request clarity on travel time, minimum hours, return visits, packaging disposal and cleanup. If multiple jobs are bundled, agree on the order of work and what happens if a task takes longer than expected.

  • Hourly versus fixed-price basis and any minimum attendance
  • Who purchases parts and who owns unused materials
  • Whether a second visit attracts a new call-out fee
  • What is excluded: painting, patching, rubbish removal or heavy lifting
04

Prepare a safe, accessible work area

Move valuables and obstacles away from the work area, and tell the person about stairs, limited parking or restricted building access. If the job includes mounting, check for possible hidden services before any drilling; leave assessment and specialised work to qualified people.

For rental properties or strata-managed homes, clarify responsibility and whether permission is required before booking fixtures, wall penetrations or exterior alterations.

05

Assess the finished work together

Before the person leaves, walk through the agreed checklist and identify anything incomplete. Ask for maintenance instructions if a new part or finish was installed, and keep your invoice and before-and-after photos.

If additional repairs are needed, seek a clear written variation rather than assuming they were included in the original hourly or fixed quote.

What to know first

General maintenance often means several small jobs in one visit. The key is to describe each task separately, agree on materials and access, and know when a licensed tradesperson is required instead of a general handyman.

Example of a useful job description

Three minor repairs at a unit in Preston

I need three tasks completed: adjust one bedroom cupboard door that catches, assemble a flat-pack 90 cm bookshelf (still boxed), and secure a loose internal towel hook. Apartment access is via one flight of stairs; weekday mornings preferred. Please quote labour, any fixings and whether disposal of packaging is included.

A task-by-task list reduces the risk of a vague 'do odd jobs' quote and helps identify when regulated work is involved.

Before you agree to the job

  • List each small task and its dimensions.
  • Check whether the proposed task needs a licensed specialist.
  • Agree on labour, minimum hours, parts and cleanup.
  • Review completed items before closing the job.
